● <30% debt-to-income ratio (e.g. 29% or lower)
● 2.5x rent net income (e.g. 'take-home' pay is 2.5x rental amount)
● 2-pet limit dog/cat only with proof of vaccinations (20 lbs max dog weight)
● Must maintain an active renter's insurance policy (minimum $100k liability to the landlord)
● Must list "GONZALO Management" as additional interested party (listed on policy)
● No evictions or felonies within last 10 years (dependent on nature and severity of crime)
● No smoking, no vaping, no illegal drugs, and no lying (providing false info will disqualify you)
● No water-filled indoor items (e.g. exercise equipment, fountains, or fishtanks)
● No commercial vehicles (e.g. work vans or duty trucks)
● We do not hold units (max 2wk move-in)
● Occupancy limit (2 persons per room)

There is a two (2) pet maximum, defined as cat or dog and you must provide proof of rabies vaccination. Dogs cannot exceed 20 lbs at mature weight. All pets must be friendly, well-behaved, and free from any history of aggressive behavior.
The following are not allowed: birds, reptiles, insects, rodents, rabbits, snakes, or fish/fish tanks—because of the contained water.
We have an assistance animal review team. All applicants are required to submit pet information to be processed. To initiate your pet screening process please go HERE.
We do not collect security deposits, but there is a non-refundable $500 move in fee.
We do not allow subleasing, it's an incurable breach of the lease contract.
We do not hold units, only apply if you're ready now or within two weeks.
We do not allow month-to-month leasing, we only offer one-year or two-year lease terms.
We do not disallow based on participation in the housing choice voucher program (section 8), if you believe you meet our screening criteria, you're welcome to apply.

● German Shepherd Dog (GSD): Despite being among the most popular family pets globally, GSDs may trigger heightened insurance premiums owing to their reputation for aggression when raised improperly.
● Doberman Pinscher: Known for their sleek looks and powerful physique, Dobermans could face denial of coverage or additional charges because they were originally designed as police and military dogs.
● Wolf Hybrid: As a hybrid breed combining wolf and domestic dog genetics, Wolf Hyrids frequently draw scrutiny from insurers over potential unpredictability and danger posed to humans and animals alike.
